Four Ways Clean Advantage Can Help Property Managers Reduce Costs

Clean Advantage cares about your budgets. We really do.

Inflation continues to affect businesses in 2024. The U.S. consumer price inflation rate increased an additional 3.1% in 2024 —that’s a 16% increase in the three years following the pandemic. When you throw in nationwide labor and supply shortages to the mix, property managers have some tough decisions to make when it comes to cost savings.

From operating expenses to capital expenditures to marketing and advertising, we know all your budgets are rising. With the urgent need to balance income and expenses, we’ve got four tips to help property managers save money on cleaning and care services while still serving your occupants and improving your properties.

1. Bundle services

Instead of hiring multiple vendors to provide multiple services throughout the year, go with a vendor who can do “it all”. Bundle your seasonal services like quarterly deep carpet cleaning, pool clubhouse cleaning and opening, floor polishing, and pressure washing, along with your monthly care and janitorial services. You can bundle indoor care with outdoor care by adding dog park maintenance and other services into a single contract with a single vendor to save money. With a single vendor, you get more cost-effective and efficient service.  When you bundle cleaning and maintenance services, you can “set and forget” and know that everything is taken care of under one provider.

2.  Extend contracts

There are many advantages to having a long-term cleaning contract with a vendor for your property care and cleaning services. A long-term cleaning agreement locks in prices so you can better manage your expenses with no surprise increases. Not to mention, many long-term agreements offer price discounts.

3. Don’t take shortcuts

This might be one of the most important takeaways of all: Don’t cut corners to save money. It will end up costing you in the long run.

Legal labor practices. While it may be tempting for some property managers to skirt legalities to save money, don’t risk the repercussions of breaking the law by using illegal labor and paying wages below minimum standards.

Routine Maintenance. Don’t cut cleaning and maintenance from the budget. If you aren’t continuing with routine maintenance of your properties, you’ll pay the price later with higher repair bills. You certainly don’t want to risk losing tenants because the property falls into disrepair.

4. Work with your vendors

If you love your current vendors, ask them to work with you! A good partner will always sit down and discuss how they can help. Sometimes things are “just about the money”, and we get that. At Clean Advantage, you can always talk to us. We listen, and we’ll move to meet your needs.
