Behind the Clean: Perspectives from the People Who Care For Your Property

What nearly 40 years in cleaning has taught Gerardo to notice before an inspection even begin

When Area Manager Gerardo arrives at a property, he does not start by looking for dust. He starts by talking with the property manager.

He lets them know he is there to conduct a quality control inspection and listens for anything they want him to pay attention to. Then he checks in with the cleaning team. Only after those conversations does he begin walking the property.

That order says a lot about his work. A clean building matters, but so does knowing what the people who manage and care for it need that day.

Gerardo has worked in cleaning services for nearly 40 years, including nine with Clean Advantage. He supervises properties throughout Washington, DC where each building has its own routines and expectations. Experience has given him an eye for details, though he is quick to say the job still teaches him something new. Property managers may have particular priorities for a site. Team members may introduce him to a different procedure. Gerardo makes room for both.

“You can learn something new practically every day,” says Area Manager Gerardo.

What an Property Inspection Can Reveal About Janitorial Services

Before Gerardo reaches the lobby, he checks whether team members are in uniform and whether their equipment is ready. In the storage or janitor room, he looks at how supplies are kept, whether chemical containers are labeled and whether safety information is available.

Gerardo places particular emphasis on choosing the right cleaning product for each task. A product suited to one surface or type of situation may not be the right choice for another. Knowing what to use, where to use it and how to apply it helps the team clean effectively while caring for the materials throughout the property.

It is the kind of decision a visitor would never notice, but one that affects the finished work.

As Gerardo walks through the building, he looks at both the results and the process behind them. He talks with employees about the products and methods best suited to the work they are doing and shares what he has learned over the years. That ongoing guidance helps the team deliver consistent care across the property.

Gerardo says he tries to visit his buildings once or twice a week. During those visits, he reviews the finished work, checks supplies and methods, and asks employees where they need help. When a task needs more attention, he can work through it with the team and demonstrate an effective approach. He also stays in touch with property managers so their priorities remain part of those regular checks.

Understanding the Property Managers’ Needs is Critical

No two properties are managed in quite the same way. Gerardo sits down with managers to learn their priorities, then helps his team understand how the work should be done at that site. If a requested approach does not fit the task, he explains his reasoning and works through it with the manager.

He pays attention to timing as well. Mondays can be especially busy for property managers, so he often uses that time to connect with employees instead. When someone needs guidance, he considers how he approaches the conversation. “It’s the way that you speak with employees that makes the difference,” he says. It is a small adjustment, but one that helps him stay available to both groups without adding to an already crowded morning.

After almost four decades, Gerardo still sees learning as part of the job. Clean Advantage’s ongoing training includes videos and practical guidance on cleaning methods and customer communication. Gerardo brings that same approach to his team, sharing what he knows while remaining open to what they can teach him.

For a property manager overseeing a business, condominium community or school, much of this work happens out of view:

a conversation during an inspection,

a properly labeled bottle,

a correction made on the spot,

a question asked before a small issue grows.

Those moments shape the care a property receives long after the inspection ends.

People like Gerardo are one of the reasons property managers can take one more thing off their plate, and trust someone else to think about everything happening behind the scenes. Learn more about the great people in janitorial services at Clean Advantage.
